Detached house completely renovated with garden

Located in 1580 Avenches, this charming house benefited from a complete renovation and significant transformation in 2023. It now offers a living area of approximately 118.5 m², spread over two levels, as well as a pleasant garden.

The property benefits from a plot of approximately 496 m² with a distinct and permanent right of superficies (DDP).

The work carried out has significantly improved the comfort, insulation, and energy performance of the house.

Upper ground floor - approximately 76 m² living space

The main level hosts the living areas and enjoys beautiful natural light.

A new, modern, fully equipped kitchen has been installed in the conservatory. Open to the living space, it features induction hobs and an American refrigerator. The large glass surfaces offer a pleasant opening to the outside and the garden.

This level also includes a living room and two bedrooms. The various rooms were repainted during the renovation.

A new Swedish stove with soapstone provides a warm atmosphere in the living room while serving as a valuable auxiliary heating source.

The shower room has also been updated with new furnishings.

Access to the attic has been improved by creating a hatch with a retractable ladder. The ceilings leading to the attic have been insulated and covered with Fermacell panels.

Outside, a walkway with a small terrace benefits from a new cover, extended above both staircases. The staircase located to the west has also been completely redone.

Lower ground floor - approximately 42.5 m² living space

The lower level has been completely redesigned to increase the living area and offer particularly interesting complementary spaces.

It includes a master bedroom with a dressing room and adjoining bathroom, as well as an office with an insulated ceiling.

A small cellar, a storage room, and a laundry area equipped with a new washing column and a sink complete this level.

The technical room houses the boiler, the heat pump, the system linked to the solar panels, and a battery for energy storage, as well as a sink.

The peripheral walls of the lower ground floor have benefited from extensive insulation work, particularly using XPS panels, glass wool, and OSB panels.

The ceilings have been repainted, with the exception of those in the cellar and the technical room. Some walls have also been repainted, while others retain the natural appearance of the OSB panels.

Materials and equipment

The floor coverings have been adapted to the different uses of the rooms. The main areas have parquet flooring, while the shower room on the upper ground floor and the office benefit from vinyl flooring.

The heating room has new tiling. The machine room retains its original tiling, and the cellar has a polished concrete floor.

The ceilings of the corridor on the lower ground floor, as well as some technical ceilings, were made of Fermacell, smoothed and painted.

The electrical installation and sanitary pipes were renewed in 2023.

To meet current needs for teleworking and connectivity, the living room, master bedroom, office, and part of the garden shed are equipped with computer sockets.
